Booking conditions
These booking conditions contain important information and set out contractual terms and conditions. Which apply to the booking you make with Ashgrove Developments Limited. These booking conditions include some exclusions and limitations of liability and it is therefore important that you read them carefully.
1. General
the holiday maker is referred to in this agreement as the hirer and Ashgrove Developments Limited is referred to as the property owner.
2. Website information
we take every care to ensure the accuracy contained in our website. All information is given in good faith and is believed to be correct at the time of writing. The hirer must accept that minor differences may arise between photographs and the actual property. All distances given are approximate. Occasionally, ‘force majeure’ or problems outside our control and that of the property owner may arise which may mean that some facilities or services become unavailable. If this situation should arise, we will contact you as soon as is reasonably practical. Similarly, we can not accept responsibility for any changes or closures to local area amenities mentioned in this brochure or by our representatives or advertised elsewhere. It is also the responsibility of the hirer to make any specific requirements/needs known at the time of booking to ensure that the holiday property selected is suitable for their own needs.
3. Deposits
upon booking, the hirer is required to pay a £50 deposit in order to reserve the holiday booking.
4. Payment
i. Once booking is confirmed, the hirer is responsible for the total cost of the holiday shown on the invoice. The balance is due to be paid 8 weeks prior to the start of the holiday. If a booking is made less than 8 weeks before arrival, the full cost of the holiday is due. We do not send reminders – the balance due date is detailed on your booking confirmation statement.
ii. Payment may be by cash or cheque.
iii. Alternatively payment may be made by direct bank transfer to our account at Lloyds TSB.

5. Cancellation by you
If you wish to cancel your holiday, you should notify us in writing immediately. In the event of your cancelling, we will endeavour to re-let the property, however, you should note that you will remain liable for payment of the full amount shown, although we will give you credit for any rents received as a result of re-letting less the expenses we have incurred in doing so. You should note that in the event of your cancellation it is not always possible to re-let the property. If we are not able to do so you will be liable to pay the cost of the booking in full.
6. Cancellation by us
in the event that we, for any reason have to cancel your booking, the limit of our liability will be a full refund of the amount you have paid to us.
7. Alterations by you
alterations of the confirmed booking cannot usually be made; however, occasionally we can change a holiday week. Any amendments will be charged at £30 to cover our costs. Any duplicate invoices will be charged at £10.
8. Hirers obligation
under the terms of this agreement the hirer agrees:
i. To pay any damage however caused, excluding reasonable wear and tear.
ii. To take good care of the property and leave it in a clean and tidy condition. If the property is left excessively dirty or untidy, a £50 cleaning surcharge will be payable in 7 days of departure and the property owner reserves the right to disqualify the hirer from making any future bookings with the property owner.
iii. Not to allow the property to be occupied by more than 4 persons.
iv. Not to allow pets into the property.
v. Not to cause a nuisance or annoyance.
vi. Not to smoke or permit smoking inside the property
vii. The property is allowed reasonable access to the property and its courtyard at all times and in the case of an emergency the property owner may enter without prior notice.
viii. To pay the property owner sums for damages or additional cleaning not declared at the time or on the hirers departure in accordance with clause i and ii above.
9. Party booking
the person named as head of the party on the booking form will be responsible for all members of the party and will ensure that they are fully aware of and comply with these booking conditions. If the conditions are not complied with, the property owner can refuse right of entry and in this situation, no monies will be refunded. Bookings will not be accepted from any persons less than 18 years of age or from all male or all female parties in access of two without specific agreement from the property owner. Bookings are usually non-transferable and any changes to guest details must be agreed by the property owner in advance. The number of persons occupying the property must strictly never exceed 4 as stated on the property owner’s website. Persons include infants.
10. Pets
strictly no pets are allowed in the property.
11. Complaints
all complaints must be notified to the property owner within 7 days of the end of your stay. Delay to notify the property owner of a complaint may reduce or extinguish any claim you have.
12. Provisional reservations
provisional reservations can be accepted by telephone but must be confirmed within 3 working days by the arrival of a deposit equal to one third of the total rent. Provisional reservations will automatically be cancelled after the 3 days has expired without further reference to you.
13. Alterations of prices
i. we reserve the right to amend or correct prices shown on our site at any time before you have booked. After you have booked, if the prices of your booking changes in such a way we will pass on the details of the changes as soon as possible.
ii. Any government variation in the current VAT rate of 17.5% ( or any variation in the properties owners liability for VAT) may cause a variation in prices shown in the website.
14. Time of a letting
the accommodation is available from 2pm on arrival day and must be vacated by 10am on the departure day.
15. Liability
i. the property owner will not be responsible for any loss or damage to the property of the hirer or any member of his/her party (including contents and vehicles) other than if this arises from our negligence or default or negligence or default of our employees and/or agent.
ii. The property owner will not be liable for any injury or death of the hirer or any member of his/her party other than if it arises from our negligence or default or negligence or default of out employees and/or agents
16. Contract
this contract is made on the terms of these booking conditions and is deemed to be made at Ashgrove Developments Limited the person making the booking shall be deemed to have accepted the booking conditions on behalf of all the persons named in the booking. The contract will be governed by English law subject to the exclusive jurisdiction of the English courts. If any booking conditions are found to be invalid and/or unenforceable then the remainder will not be affected.

We would like to thank you for choosing Watergate Nook and hope you have a very enjoyable stay.
ARRIVAL
Watergate Nook is situated on Watergate Street opposite the Guildhall.
If you go to our web site and click onto the location map it will show you the street.
If you arrive before 10.30am or after 4.30pm you can unload on Watergate Street.
If you arrive between these times you can unload on Weaver Street which is the street behind Watergate Street.
There is a pedestrian access which leads to Watergate Street to the side of the Old Custom House Inn.
If you turn left at the Old Custom House Inn you will see a door with number 73 on it push the door and walk up a narrow passageway; if it is dark the lights will come on automatically, you will see a gate walk through into the courtyard and you have arrived at Watergate Nook.
You will be welcomed by a representative from Ashgrove Developments Ltd who will show you around the apartment and explain how things work.
